Geographic Location


The property is situated in the province of Pavia, in the municipality of Pieve Porto Morone.

It borders with the Emilia region, and one enters the province of Piacenza by crossing the river Po over the bridge of Pieve Porto Morone in the direction of Castel San Giovanni.

The property lies just 8 km from the Autostrada del Sole motorway junction at Casalpusterlengo. Around 7 km away, towards Piacenza, there is also a junction with the Brescia-Turin motorway, which joins the “Serenissima” motorway for Venice in one direction, and the A7 for Genova in the other. The SS 412 offers fast access to Milan, entering the city through Via Ripamonti. Pavia is only 18 km from the property, as is Piacenza; both provincial capitals offer a wealth of services, infrastructures, businesses and entertainment facilities.




The comfortable countryside.


The property consists of a single plot set on two hectares of land, which are fully enclosed. There is a ring of water around the perimeter with numerous supply points. In all, there are 4 housing units, of which the first is the main house, the second is a guest apartment, comprising of a garage for 8 vehicles, a changing room, a pantry, and a stable for one horse. The third unit consists of a split-level studio apartment, with space for a further four studio apartments; a large garage for 8 vehicles; plus a mezzanine for housing motorcycles, complete with a goods hoist; it also has a lemon grove, and a covered, barn-like open space, with plans to convert it into two apartments.





The Manor House.

The main, central dwelling dates back to 1719, although some parts predate this time, and historical documents show evidence of a large two-storey farmhouse called the “Ca’ del Campo e dell’Albero”. This property is structured as follows:

Ground Floor Entrance hall, a large kitchen with fireplace and adjacent informal dining area, a fully equipped bathroom, a dining room and adjacent drawing room with an 18th century fireplace, a games room, a further drawing room, a study with a billiards table and a large 18th century fireplace.

First floor A master bedroom with a fireplace, with an ensuite bathroom with shower, whirlpool bath, sauna, twin washbasins, WC and bidet. Also adjoining the bedroom is a large drawing room which acts as a study and a TV/cinema room, complete with a fireplace. Three bedrooms open out off a corridor, of which two double and one single, and a large bathroom with shower, whirlpool bath, twin washbasins, WC and bidet. The ceilings of the house with frescoes done in the 18th century English style; they were impeccably executed by the Argentine architect Rodolfo Gvesso, under the supervision of architect Giulia Depero, formerly of Studio Gregotti. The laundry room can be reached from the yard, and in turn leads into a small but well-equipped gym. Both are air-conditioned.





The second unit.

Hospitality is at home.



This unit consists of a split-level apartment. On the ground floor is a fully equipped kitchen with adjacent drawing room; a short hallway leads to a bathroom with shower, bath, washbasin set into a Carrara marble surround, WC and bidet, and a double bedroom. On the first floor are two double bedrooms with a bathroom comprising of a bath, washbasin, WC and bidet.

The possibilities, the space.


The third unit includes a livable studio on two levels, the predisposition for four more studios, a large garage for 8 cars, plus a loft for the shelter of motorcycles served by freight elevator, and a large covered space (barn type) open space, which lends itself to the realization of multiple uses (possible apartments).




Park. Green is the most beautiful colour. 


The park, realized with the consultancy of the technicians of the University of Agriculture of Piacenza, is composed of a garden with a lawn and various big trees following local traditions. The grounds consist of a garden with a grass lawn, and of a coppice of tall trees which are native to the area. The garden, covering around 6000 sq. m, was created with a mixture of trample-resistant grass similar to those used on race courses. The picturesque trees accentuate the beauty of the surrounding landscape, and include poplars, maples, walnuts, oaks, locusts, mulberries, to name  just a few. The grounds were fully designed and created from scratch on an area which was previously planted with maize. A concealed irrigation system waters the whole area, while a control unit divided into nine sectors is used to supply the garden. The system is buried 1 meter underground so as to be able to work the land without damaging the irrigation system itself.

A 2000 litre autoclave and an automatic compressor ensure that the water used in the irrigation system, which is extracted from a specially created well, is at the right pressure.
